A kitchen is the most demanding room in a house to build. It carries plumbing, gas, ventilation and more electrical load than anywhere else, and all of it sits behind cabinetry that has to land within a sixteenth of an inch to read as custom. When one trade runs ahead of another, you see the result every day for as long as you own the house.
We build kitchens end to end. The people who measure your room draw the layout, pull the permits, order the cabinetry and set the last piece of hardware. There is no handoff between a designer and a builder, because there is no second company involved.
What we handle
Planning and design. We start with how you actually use the room, not with a catalogue. Where you set the groceries down, where two people collide, which cabinet you have not opened in a year. The layout follows from that.
Permitting. We prepare the paperwork and coordinate inspections. It is one of the least visible parts of a project and among the most common places for a schedule to stall when nobody clearly owns it.
Materials. We source and sequence everything. Cabinetry has to arrive after the layout is final but well before counters can be templated. Knowing what has a long lead time, and starting it early, is most of what keeps a kitchen on schedule.
Construction. Demolition through final walkthrough, with our own coordination of every trade. One schedule, one sequence, one company accountable for the result.
Where kitchens go wrong
Three things account for most of the trouble we are called in to correct.
The first is layout that was never questioned. A room gets refinished around a plan that has not worked for twenty years, and the new kitchen has the same blocked walkway and the same missing landing space beside the oven.
The second is cabinetry fitted to walls that are not square. Older San Diego homes rarely are. Modular boxes dropped into an out-of-plumb wall need scribing and adjustment, and skipping that is why doors sit unevenly and reveals wander across a run.
The third is sequencing. Counters cannot be templated until cabinets are set and level. Tile cannot go on until the substrate is right. A kitchen that arrives out of order stalls for weeks in the middle.
Cabinetry
We work in stock, semi-custom and full custom depending on what the room asks for. A straightforward rectangle that divides cleanly into standard widths does not need custom cabinetry. A room with a chimney breast, a ten-foot ceiling and a window sitting lower than usual almost certainly does.
We would rather measure your room and show you what each approach looks like in it than sell you a tier.
Living through it
Most clients stay in the house. Before demolition we set up somewhere to make coffee, heat food and wash up, and we agree which route through the house stays clear. Containment goes up before the first wall comes down, and return vents get sealed so the HVAC system does not distribute dust through the rest of the home.
You will have one point of contact for the duration, and a straight answer when the schedule moves.
