Building in Encinitas
Encinitas covers a lot of ground, from beach cottages a few streets from the sand to larger homes further inland, and the right approach differs across that range.
Nearer the coast, salt exposure is the governing factor on anything exterior. Hardware, flashing and connectors deserve specification rather than the default, and the marine layer's daily wetting and drying cycle drives movement in timber that steady weather would not.
Older cottages tend to have been extended over the years, sometimes more than once. Opening those walls reveals previous work, framing that was modified without much support, and rooms whose layout made sense to somebody decades ago. A good share of what we do here is making a small older home work properly rather than simply refinishing it.
